Commercial work is scheduled around trading. Most of these clearances happen overnight or at a weekend, with a waste transfer note for the landlord and the accounts file.
Every firm is checked against the Environment Agency register, insured to at least £2m, and asked for references we actually call. Your job goes to a maximum of three of them.

What the lease requires back: often reinstatement to the original layout, not just an empty unit. Racking, partitions, signage and fixtures all sit on one side of that line or the other, and the visit establishes which.

Managed sites want RAMS, insurance certificates and booked access before a crew is allowed through the gate. Firms that do commercial work carry these as standard.

What a commercial firm must bring
If these are missing, it is a house-clearance firm in a bigger van.
Managed buildings and landlords set minimum cover, and will ask for the certificate before access. Check what the site requires and match it before booking anyone.
Risk assessments and method statements, produced without drama. A firm that has never written one will cost you your access slot.
Evenings, weekends, floor by floor around whoever is still trading, priced sensibly rather than doubled.
Business electricals have their own disposal regime, and anything that held data needs certified destruction. The paperwork is the product.
Desks, chairs, racking, catering kit: the second-hand market is real, and on a big unit the offset is significant. It belongs in the quote.
Clearing to the lease, not past it. Stripping fixtures the landlord expected to remain is an expensive way to finish a tenancy.
The lease decides the job, so read it first
Two identical units can need completely different clearances because the leases say different things. One tenant hands back a bare shell; the next door tenant must leave the partitions, the kitchen and the carpet exactly as fitted. Getting this wrong in either direction costs money: strip too little and the schedule of dilapidations charges you the landlord's contractor rates; strip too much and you have removed the landlord's property.
The fix is boring and effective: the firm walks the unit with the lease's reinstatement clause, or with your agent, before quoting. Ten minutes of reading saves the kind of dispute that outlives the tenancy.
