    How this is calculated. Volume is estimated in cubic yards from the property size and how full it is, then converted to crew hours, van loads and tonnage. Labour, licensed disposal and transport are priced at 2026 UK trade rates for your region, with overheads and margin on top. It is an estimate, not a quote, only a firm that has seen the property can give you a fixed price, and that is free.

    What actually moves the price

    Volume, above everything

    Clearance is priced by van-load and labour hours, not bedrooms. A lightly furnished 3-bed might be one load; the same house packed to the ceilings can be four. That is why “how full” changes your estimate more than property size.

    Disposal is the hidden cost

    Licensed transfer stations charge by the tonne, around £235 in London. Since 2023, POPs rules mean upholstered furniture must be incinerated rather than landfilled, so sofas carry their own fee. This is why a licensed firm cannot match a cash-in-hand quote.

    Access and the carry

    A third-floor flat with no lift can add half a day of labour. Permit parking, long carries and narrow lanes all add up. Say so when you request quotes, a surprise on the day costs far more than honesty up front.

    Contents can cut the bill

    Good furniture, tools, antiques, jewellery and scrap metal are worth money. An honest firm deducts that resale value and itemises it in the quote. Occasionally on a well-furnished house it covers most of the job.

    Probate takes longer

    A bereavement clearance is sorting, not shifting. Paperwork and photographs are set aside, anything of value is flagged before it moves, and the family sets the pace. That care costs hours, and a firm that prices it the same as a void flat is not doing it properly.

    Beware the too-good quote

    If a price is far below everything else, the disposal is usually not being paid for. Fly-tipped waste traced back to your address is your liability under the Environmental Protection Act, not theirs. Always ask for the waste transfer note.
