Loft work is slow: everything comes down a ladder by hand. Firms price it by the hour rather than by volume, and it is usually cheaper bundled with the rest of the house.

Hatch size, ladder or no ladder, boarded or joists. A crew can work with any of it, but each step down from "boarded with a fixed ladder" adds time, and time is the price.
