Office clearances carry obligations a house clearance does not: WEEE for electronics, secure destruction for paper records, and dilapidations to satisfy the landlord.
Every firm is checked against the Environment Agency register, insured to at least £2m, and asked for references we actually call. Your job goes to a maximum of three of them.

What the dilapidations clause actually requires, often reinstatement to the original layout, not just an empty floor. Getting this wrong is expensive at the schedule of dilapidations stage.

Evenings, weekends, or floor by floor. Building management usually needs notice, a method statement and proof of insurance before anyone gets a lift booked.
- 3Data-bearing equipment handled separately
Computers, servers, copiers and drives carry data and have their own disposal regime. This is not the same route as desks and chairs.
- 4Clear, reinstate, and document
Waste transfer notes, WEEE documentation and data destruction certificates, issued together for the file.
What a commercial firm must be able to produce
If a firm cannot supply these, it is not a commercial clearance firm.
For any drive, server, copier or device that held data. You remain the data controller, handing hardware to an unlicensed firm does not transfer that.
Business electrical waste has its own disposal regime and its own paperwork.
Most managed buildings will not let a contractor on site below a set figure. Check what the building requires before booking.
Building management will ask. A firm that has never produced one will delay your access.
Evenings and weekends without a premium that doubles the job.
Desks, task chairs and storage have a real second-hand market. On a large floor plate that offset is significant and should be quoted.
